Non-Military Development refers to any development in the Sovereign Base Areas (SBAs) not undertaken by British Forces Cyprus.

A new system is now in force, following a high-level agreement reached with the Republic of Cyprus in 2014, offering increased opportunities for landowners in the SBAs, and making the processes as similar as possible to those in the Republic of Cyprus.

To learn more about the new potential to develop, there are a number of resources below:

Locate the area of interest on the relevant map. There are two main maps, one for the Western area (Akrotiri), and one for the Eastern area (Dhekelia). The map displays the colours of the relevant planning zone that now applies in each area (whether it is residential, industrial, tourism, etc), along with some specific details. It also displays areas of sensitive environmental interest, where protective measures apply, and where special studies will likely be needed as part of any application.

Consult the policy statement. This is the more detailed reference text, which goes into further detail about the zones and permissible building types. It is likely to be of more use to architects, engineers, consultants and town planners.

Check the ‘Frequently Asked Questions’. This is where there are answers to common questions about how the system works in practice, which will be added to over time. If you have a question, please consult this in the first instance.
