Planning Application Process

Eligibility

Any owner of immovable property situated within the Sovereign Base Areas  (SBAs) may apply for planning permission to develop their property

For new developments within the SBAs, intended to accommodate commercial, business, industrial or other non-residential purposes, you are advised to first visit the below information available on this website:

Procedure 
A person interested in securing such planning permission, should:

1.  

Go to the RoC’s HIPPODAMUS portal and complete an online planning application form while paying the calculated fee.

Important Notification – For applications relating to the town of Pergamos, use the forms found here and submit them to the Area Office of Dhekelia.

2.   Once the application is submitted, the applicant will receive a reference number for the application. This number should be used for all correspondence in relation to the planning application.
3.   The application will be considered by the competent authorities of the Republic of Cyprus and the SBAs and a decision made on whether to approve or reject it. 
4.   The applicant will be notified of the decision on their application by the Appropriate Authority.
5.   In case of a disagreement with any decision taken, by the Planning Authority, in respect of an application, the applicant may file for an Administrative Review, by the Administrator of the Sovereign Base Areas, through the Appropriate Authority, within a period of thirty (30) days from the date the decision was communicated to them. For the examination of the Administrative Review, the applicant must pay, in advance, to the Appropriate Authority Office, the appropriate fees stipulated under the Town and Country Planning legislation of the Sovereign Base Areas and attach a copy of the receipt to the Administrative Review documents submitted. 
 
Important Note:
 

No Planning Permit holder is entitled to proceed with carrying out the permitted development unless they first secure a relevant Building Permit from the Appropriate Authority.
